Living at the End of the Red Line: Tuscany Real Estate in Northwest Calgary, 2026

by Ben Sweet

TL;DR
  • Tuscany is a northwest Calgary suburb established in 1994, set between Crowchild Trail, Stoney Trail and the Bearspaw acreages. The 2021 Census counted 19,700 residents.
  • A typical detached house carried a CREB benchmark of $758,100 in October 2026; across all home types the figure was $667,700, and $438,900 for a townhouse.
  • Sales are holding up better than the city's: 236 Tuscany homes sold so far in 2026, 3.96% more than a year earlier, while Calgary-wide sales fell 10.95%.
  • Built for families in the 1990s and 2000s: 84% of homes are single-detached, nearly a quarter of residents are under 15, and the Red Line's last stop, Tuscany station, opened in 2014.
  • Ben Sweet & Associates has at least 19 recorded sales in Tuscany since 2018 — 9 helping buyers, 10 for sellers — plus 7 verified client reviews from Tuscany clients (team transaction records and review platforms, as of October 2026).

Tuscany in one paragraph: a large, settled family suburb at Calgary's northwest edge where detached houses dominate. CREB's October 2026 benchmark for a detached Tuscany home was $758,100, about $23,000 above the city's. The Red Line ends here, the 190-hectare Twelve Mile Coulee natural park meets Stoney Trail on its east side, and every homeowner belongs to the Tuscany Residents Association.

If you are weighing Tuscany Calgary real estate, whether that means browsing Tuscany homes for sale or getting ready to list, the details below are the ones buyers and sellers here ask us about: the end-of-line commute, what each home type has sold for in 2026, the residents' fee, the ravine, the schools and what the 2021 Census says about the people on these streets. Where a number comes from Ben Sweet & Associates' own deals, it says so.

Why do people call Tuscany the end of the line?

Because it literally is. Tuscany station, in the Crowchild Trail median at the community's northern edge, is the last stop on the Red Line. It opened for service on August 25, 2014, after construction started in July 2012; the station sits 2.5 km west of Crowfoot station, and the extension cost $123.3 million, according to the Government of Canada's announcement. It has a park-and-ride lot on the Tuscany side and another across Crowchild in Rocky Ridge.

Here is the twist: living at a terminus has not turned Tuscany into a transit suburb. In the 2021 Census, 83% of employed residents drove to work and 7% took transit, against 77% and 9% citywide. Commutes run longer, too: 40% of Tuscany workers spent 30 minutes or more getting to work, compared with 32% across Calgary. If you work downtown, the train is a real option, because every train starts its run at your station. If you work across the city in the southeast, plan on driving Stoney Trail.

Census percentages computed from the City of Calgary's Tuscany profile counts: 4,990 of 6,025 drove, 445 took transit, and 2,420 had commutes of 30 minutes or more.

What has a Tuscany home sold for in 2026?

Most sales are detached houses, and that drives the picture. CREB's community data, read November 4, 2026:

Home typeOctober 2026 benchmarkSales, 2026 year to dateMedian price, 2026 year to date
Detached$758,100181$735,000
Row / townhouse$438,90025$434,900
Apartment condo$346,10026$427,500
Semi-detachedn/a4$880,000
All homes$667,700236$692,125

Source: CREB Housing Data Map, Tuscany, October 2026 (latest official month) and 2026 year to date. The benchmark prices a typical home of each type; a median is the middle sale. With only 4 semi-detached sales and 26 apartment sales, those medians swing easily.

Three things stand out. First, Tuscany's detached benchmark sits just under the Northwest district's ($765,500) and $23,000 above Calgary's ($735,100). Second, demand has held: sales are up 3.96% on 2025 while city sales are down 10.95%, and Tuscany homes have taken an average of 27 days to sell this year against 39 citywide. Third, prices have still eased a little, with the average 2026 benchmark 2.67% below last year's for all home types. For contrast, CREB's October detached benchmark on the other side of the city in West Springs was $1,100,300. The latest number for every community is on our Calgary home prices by community page.

How many Tuscany homes has Ben Sweet & Associates helped clients buy or sell?

Ben Sweet & Associates has at least 19 recorded sales in Tuscany since 2018 — 9 helping buyers, 10 for sellers — plus 7 verified client reviews from Tuscany clients (team transaction records and review platforms, as of October 2026).

What makes Tuscany different for us is the balance. In many communities our deals lean heavily one way; in West Springs, for example, buyers outnumber sellers more than two to one. In Tuscany the split is close to even, and it has stayed that way:

PeriodFor sellersFor buyers
2018–201912
2022–202364
2024–2026 (to June)33
Total109

Counted from our deal records and verified reviews, with no client addresses shown. Ben Sweet is recorded as the agent on 10 of these 19 deals; agents on his team handled the other 9.

Working both sides in roughly equal numbers means we see what Tuscany buyers are paying and what sellers have had to do to get there. One buyer summed up the experience:

“Every part of the process was smooth and easy which took all the stress away.”Rob C., Tuscany buyer (verified review)

What does the Tuscany Residents Association fee get you?

Tuscany has a mandatory residents association, and it is worth understanding before you buy. According to the association's own FAQ, every Tuscany property title is encumbered with the Tuscany Residents Association Encumbrance, which requires payment of an annual membership fee, invoiced each April 1. The money runs the Tuscany Club, the community's private recreation centre: a gymnasium, a banquet room and studios, a seasonal splash park, a playground, a winter hockey and skating rink, tennis and pickleball courts and a skate park.

Two practical points. The residents association is not the same as the Tuscany Community Association, which is volunteer-run and handles things like soccer registration and dealings with the City. And because the fee is registered on title, your lawyer will see the encumbrance; ask for confirmation that the current year is paid before possession.

How big is Twelve Mile Coulee, and what is in it?

Twelve Mile Coulee is a 190-hectare natural area park at Tuscany Boulevard and Stoney Trail NW, established by the City in 2001. The name is old: the coulee and the road beside it sat about 12 miles from the Fort Calgary post office and served as a mail drop on the stagecoach run to Cochrane. The coulee slopes south toward the Bow River, with hiking trails, pathways and two off-leash areas, one on each side of Tuscany Boulevard NW. The City notes sandstone outcrops of the Porcupine Hills Formation and archaeological finds, including a 2,000-year-old stone circle, showing people used the area for at least 8,000 years.

If you are looking at a house that backs onto the coulee, compare it with other recent ravine-backing sales rather than with the community-wide figures above, because the setting is a big part of what you are paying for.

Which schools are inside Tuscany?

  • Tuscany School (Calgary Board of Education) opened in September 2006 and runs an early French immersion program from Kindergarten to Grade 5.
  • Eric Harvie School (Calgary Board of Education), an elementary school.
  • Twelve Mile Coulee School (Calgary Board of Education), a middle school that opened in 2012 with room for 900 students.
  • St. Basil School (Calgary Catholic School District), Kindergarten to Grade 9, on Tuscany Drive NW.

School designations depend on the exact address and program and can change, so check the boards' school-finder tools for any house you are serious about.

Who lives in Tuscany? The 2021 Census in ten numbers

Computed from counts in the City of Calgary's Tuscany community profile (2021 Census of Canada): for example 4,555 of 19,700 residents under 15; 2,660 of 6,565 households with four or more people; 5,540 of 6,570 dwellings single-detached; 6,035 of 6,565 built from 1991 to 2010; 12,960 of 18,605 residents aged 5 and over at the same address.

The picture is of big households that stay put. Seven in ten residents had not moved in five years, and only 7.5% of homes were low-rise apartments, so the supply of smaller, cheaper homes is thin.

Selling a Tuscany house built in the 1990s or 2000s: what to plan for

About 28% of Tuscany homes were built in the 1990s and 64% in the 2000s. Many are now at the age when buyers' inspectors look hard at original roofs, furnaces, hot water tanks and windows, and a buyer comparing two similar houses will lean toward the one where those have been dealt with. Kelly D., who sold in Tuscany with us, described the approach:

“He is professional and has a whole system set up for the process of listing, marketing, sales process and possession of the home that makes the experience seamless.”Kelly D., Tuscany seller (verified review)
