Okotoks, Alberta Real Estate in 2026: The Calgary Commuter Town That Once Capped Its Own Growth
- Cheaper, house for house: a detached Okotoks home benchmarked at $673,100 in October 2026, $62,000 under Calgary's $735,100 (CREB). Across all home types the town sat at $600,100, down 3.3% in a year.
- 30,405 people (2021 Census) in a town 38 km south of downtown Calgary that limited itself to about 30,000 residents from 1998 to 2012 because of its water supply.
- 52% of working residents with a fixed workplace commute to another municipality, and 42% spend 30 minutes or more getting to work. It suits families who want a detached house, a river valley and a Calgary job.
- Track record: Ben Sweet & Associates has at least 18 recorded sales in Okotoks since 2016 — 14 helping buyers, 4 for sellers — plus 6 verified client reviews from Okotoks clients (team transaction records and review platforms, as of October 2026).
Okotoks in brief: a town of 30,405 people (2021 Census) on the Sheep River, about 38 km south of downtown Calgary. A detached house there carried a CREB benchmark of $673,100 in October 2026, about $62,000 below Calgary's, and 63% of its homes were built after 2000.
Fourteen of the 18 Okotoks sales my team has on record were purchases. That ratio fits the town. More than half of its working residents commute to jobs elsewhere, most homes are owner-occupied detached houses, and buyers keep coming for a house with a yard at a lower detached benchmark than Calgary's. They need someone on their side of the deal. This page covers Okotoks, Alberta real estate the way those buyers ask about it: what homes sell for, why the town grew the way it did, how long the drive is, and what to check before you sign.
How many Okotoks buyers and sellers has Ben Sweet & Associates represented?

Why does Okotoks show up mostly as purchases in our files?
Because the town's housing works like a one-way door from Calgary. Statistics Canada's 2021 Census found 85.7% of Okotoks households own their home (Calgary: 68.8%) and 77.7% live in a single-detached house (Calgary: 55.0%). Of the 8,615 employed residents with a usual place of work, only 3,655 (42.4%) work inside Okotoks; 4,485 (52.1%) commute to another municipality in the same census division, the one that contains Calgary. In a commuter town like that, our work leans to the buying side.
Six of our 18 Okotoks deals were on Crystal Shores, Crystal Green and Crystalridge streets, near the members' lake and Beach House that the Crystal Shores Residents' Association has run since 2003. From 2021 through 2023, all eight of our recorded Okotoks deals were purchases.

How much does a house cost in Okotoks right now?
CREB covers Okotoks in its regional monthly report, and October 2026 is its newest official month. The town had 45 sales in October, the same as a year earlier, on 89 new listings, with 137 homes in inventory, or 3.04 months of supply. Sales for 2026 year to date are 5.0% behind 2025, and CREB says year-to-date benchmark prices are about 1% lower.
| October 2026 benchmark (CREB) | Detached | Change y/y |
|---|---|---|
| Okotoks | $673,100 | −4.2% |
| City of Calgary | $735,100 | −0.7% |
| Cochrane | $653,000 | −3.4% |
| Airdrie | $587,300 | −4.9% |
| High River | $553,500 | −4.2% |
One trap when comparing towns: the all-homes Okotoks benchmark ($600,100) is higher than Calgary's ($564,200), but only because so much of Okotoks is detached. House for house, Okotoks is the cheaper market. The mix of sales has also slid down the price ladder. In October 2026, 23 of the 45 Okotoks sales were under $600,000, up from 16 in October 2025, while sales between $700,000 and $799,999 fell from 12 to 5. For city-wide context, see our Calgary home prices by community table.

Did Okotoks really cap its population at 30,000?
Yes. From 1998 to 2012 the Town of Okotoks held itself to a population cap of 30,000 because of the limits of the Sheep River and the Bow River, as town councillors recounted at the mayor's town update in January 2024. The cap came off in 2012, and the 2021 Census counted 30,405 residents, up 4.8% from 29,016 in 2016. The Town's own history page shows how different the earlier pace was: 12,187 residents in 2004 and 27,331 in 2014.
The long-term fix is the Foothills Okotoks Regional Water Project, shared with Foothills County: a pipeline of about 25 km from a Bow River intake near its meeting with the Highwood River, plus a raw-water reservoir holding 300,000 cubic metres. The Province put $30.2 million into it through Water for Life and Ottawa $5.8 million. On June 11, 2026, the partners marked the finished watermain with a valve-turning ceremony and interim seasonal water started flowing to Okotoks; the Town's timeline shows the full system becoming operational in 2026.
What it means if you are buying: Okotoks' slower growth was partly a choice: for 14 years the town held itself to a cap, and new supply has been tied to water. I can't tell you what that will do to prices. The Town says the regional project is there to serve new residential growth, so on a new-build lot, ask what servicing and which construction phase it is waiting on.
How long is the drive from Okotoks to Calgary?
Okotoks sits about 38 km south of downtown Calgary. Highway 2A runs through town as Southridge Drive and Northridge Drive, crosses the Sheep River, and rejoins Highway 2 near De Winton, where traffic splits onto Deerfoot Trail or Macleod Trail. The census shows what that means day to day: 91.7% of commuters drive (Calgary: 83.2%), only 1.1% take transit (Calgary: 8.8%), and 42.1% spend 30 minutes or more getting to work, against 31.6% in Calgary.
Inside town, Okotoks runs its own transit. On-demand rides started in 2019, and two fixed routes, Kingfisher and Big Rock, launched on September 2, 2025, running weekdays from 7 a.m. to 6 p.m. If your job is in south Calgary, our pages on Cranston, Mahogany and Auburn Bay are worth a look as the in-city alternatives on the same corridor.
What does the 2021 Census say about Okotoks households?
| Statistics Canada, 2021 Census | Okotoks | Calgary |
|---|---|---|
| Population | 30,405 | 1,306,784 |
| Children 0–14 | 21.6% | 18.0% |
| Residents 65 and over | 14.8% | 13.6% |
| Average household size | 2.9 | 2.6 |
| Households of 4 or more people | 33.3% | 25.8% |
| Median household income (2020) | $117,000 | $98,000 |
| Homes built 2001–2021 | 63.3% | 37.8% |
| Homes built 2006–2010 alone | 25.0% | 9.5% |
| Homes built before 1981 | 11.2% | 35.2% |
Percentages calculated from Statistics Canada's 2021 Census Profile counts for the Town of Okotoks and the City of Calgary.
The 2006 to 2010 spike matters if you are buying a resale: a quarter of the town's homes are from those five years, so roofs, furnaces and water heaters from those years deserve a close look in any home inspection. Okotoks is also older than its family image suggests, with a larger share of residents 65 and over than Calgary. Downsizers selling a family home here may find our downsizing guide useful.
Where do Okotoks kids go to school?
Two boards run schools in town. Foothills School Division, based in High River, operates Okotoks schools including Big Rock School, Dr. Morris Gibson School, École Percy Pegler School, Westmount School, Meadow Ridge School, École Okotoks Junior High, Cameron Crossing School, and École Secondaire Foothills Composite High School, which also houses the Alberta High School of Fine Arts. Christ the Redeemer Catholic Schools runs École Good Shepherd School (K–6), St. Mary's School (K–6), St. Francis of Assisi Academy (K–9), St. John Paul II Collegiate (7–9) and Holy Trinity Academy (10–12). Catchments change, so confirm the designated school for a specific address with the board before you write an offer.
What is Big Rock, and why does the Sheep River matter?
Big Rock, officially the Okotoks Erratic, is a 16,500-tonne boulder that broke off a mountain in what is now Jasper National Park during the last ice age and rode a glacier to its spot just west of town. Alberta designated it a Provincial Historic Resource in 1978. The town's name comes from the Blackfoot word for rock, “okatok”.

The river is why the town exists. Settlers Kenneth Cameron and Alexander McRae stopped on its banks in 1882, and stopping houses at two river crossings grew into a community. It was briefly called Dewdney from about 1892 to 1896, became a village in 1893 and a town on June 1, 1904. The Sheep River flooded in 1902, 1915, 1940 and 1963, so check the provincial flood maps for any listing near the valley. The upside: the Town counts 100 km of connected pathways and 328 hectares of natural areas including the river valley.
What should you ask before buying in Drake Landing?
Ask how the house is heated today. Drake Landing Solar Community was a federal demonstration project: 52 single-detached homes whose space heating came more than 90% from stored solar energy, operating from the summer of 2007. By 2023–24 the aging system was relying on natural gas boilers, and in 2024 its board decided to cease operations, according to the Town of Okotoks' background document. If a listing mentions solar district heat, get the current heating setup and any conversion work in writing.
Is there acreage near Okotoks?
Yes, outside the town limits. Country-residential parcels in Foothills County carry Okotoks mailing addresses, and my team has helped clients buy one of them and later sell it. Acreages bring wells, septic fields and county land-use rules that a town house never does; our acreage buying guide walks through the tests.

Does Okotoks have its own town government?
Yes. Okotoks is not part of Calgary; it is its own town with its own mayor and council. It became a village in 1893 and a town on June 1, 1904, and the 2021 Census counted 30,405 residents on 38.55 square kilometres.
What does the name Okotoks mean?
It comes from the Blackfoot word “okatok”, meaning rock. The Town of Okotoks says the name probably refers to Big Rock, the 16,500-tonne glacial erratic just west of town, which the Blackfoot used as a reference marker on their journeys.
Is the Okotoks regional water pipeline finished?
Partly. About 25 km of watermain was completed by June 11, 2026, when interim seasonal water began flowing to the Okotoks water treatment plant. The Town said construction was continuing on the remaining parts of the regional system, which its timeline shows becoming operational in 2026.
Have Okotoks prices dropped this year?
Down slightly. CREB's October 2026 benchmark for all Okotoks homes was $600,100, 3.3% lower than a year earlier, and the detached benchmark of $673,100 was down 4.2%. CREB says 2026 year-to-date benchmark prices are about 1% below last year.
